Background

Cityline at Tenley is located in northwest Washington, DC. The building was originally built as a Sears department store in 1941 and converted to a multifamily condominium in 2005. As an owner-occupied property, the condo board did not want to enforce a special assessment on the unit owners to raise capital to pay for an energy reduction project. Additionally, the association could not take on more debt.

Results

Citizen Energy replaced and retrofitted lighting fixtures with LED technology throughout the interior and exterior common areas of the property. Particularly, the color temperature was adjusted in certain areas to create a warmer setting. Given their familiarity with other service contracts (trash, landscaping, internet, etc.), the owners were pleased that they could treat the upgrades as an off-balance sheet, fixed operational expense that included maintenance. Total savings are almost $26,000 annually.
